Recap of 2014 projects: government-owned multisite real estate

In previous newsletters, we recapped key projects launched during 2014, with a focus on multisite clients in the process industry and in the automotive industry. This month we would like to share the experience of a multisite Facility Management project launched in 2014.

 

Facility Maintenance is a confusing term. As far as we are concerned, our focus is on the management of facilities from a technical perspective, which includes maintenance and more generally technical risk prevention, a major and growing concern in the Chinese market. Siveco has developed unparalleled expertise working with large multisite property operators or owners to ensure best practices across many sites, many technicians. Our customers include retailers such as Carrefour or Sephora, property management companies such as Green Property Management or Changcheng Property, technical service suppliers such as Cofely Gient Energy Management, as well as single-site property owners such as the French Embassy in Beijing. Our projects always combine maintenance consulting services and the utilization of our computerized tools.

 

In November 2014, Siveco China was been selected to provide maintenance consulting services and to setup the bluebee® facilities management solution for a major public buildings rehabilitation program in Wuhan, the capital of Hubei province.

 

 

Siveco acts as subcontractor to green building engineering firm Terao (www.teraochinagb.cn), in charge of the overall program, aimed at reducing China’s greenhouse gases emissions through a more effective control of energy consumption in buildings, and at demonstrating that renovation of buildings in China can be self-financed through energy savings.

 

Through successive phases, 33 administrative buildings belonging to Wuhan municipality, including Wuhan municipal library, will be refurbished, amounting to a total area of 1,300,000 m². An energy performance contract (EPC) mechanism is included in the project in order to ensure that the initial energy-saving objectives of 20% are achieved.

 

The first phase of the project was successfully completed in 2014, with Siveco’s maintenance experts defining operation and maintenance best practices adapted to the buildings after rehabilitation and to the various entities involved (government, construction companies, system suppliers, property management companies).

 

The second phase is ongoing, with a pilot platform to demonstrate the implementation of those best practices on pilot buildings, through the use of the bluebee® cloud platform. The system is currently in its final setup phase and is being loaded with technical data from the buildings, as well as maintenance instructions and templates based on International Standards. The system is being integrated with the Energy Management System and will provide mobile access to building technicians using bluebee® mobile. The system will be operated by the maintenance personnel in charge of the buildings.
